Home Appraisal Guide 2026: What Buyers and Sellers Need to Know

An appraisal can make or break a deal. Here's how lenders, buyers, and sellers should navigate appraisals in 2026.

A home appraisal is a licensed appraiser's opinion of a property's market value — required by lenders on virtually every purchase and refinance transaction. In a volatile housing market, appraisal issues are one of the top causes of delayed or failed closings.

How Appraisals Work

The lender orders an appraisal through an Appraisal Management Company (AMC). A licensed appraiser visits the property, measures it, notes condition, then compares it to recent comparable sales (comps) in the area. The resulting appraisal report determines the maximum loan amount the lender will approve.

What Appraisers Look At

  • Square footage and bedroom/bathroom count
  • Lot size and location
  • Condition and age of major systems (roof, HVAC, plumbing)
  • Recent renovations and improvements
  • Comparable sales within 0.5–1 mile sold in past 90 days
  • Neighborhood factors, proximity to amenities and negatives

When the Appraisal Comes in Low

If the appraised value is below the purchase price, the lender will only lend based on the lower value. Options: Renegotiate the purchase price down to the appraised value, pay the gap out of pocket (above the appraised value), request a reconsideration of value (ROV) if you have evidence of better comps, or walk away if your contract has an appraisal contingency.

Always include an appraisal contingency in your purchase contract. It protects you from being forced to cover an appraisal gap or lose your earnest money.

Appraisal Alternatives in 2026

  • Desktop appraisal: Remote review using public records and photos — faster, cheaper, used by Fannie/Freddie for low-risk loans
  • Hybrid appraisal: Third-party inspector collects data; licensed appraiser analyzes remotely
  • Appraisal waiver: Fannie/Freddie automated systems may waive appraisal entirely for refinances with strong equity positions
