7 min read · 2025-02-17
Buying a high-value home? Here's everything you need to know about jumbo loans in today's market.
A jumbo mortgage is any home loan exceeding the conforming loan limits. In 2025, that limit is $766,550 in most counties. If you're buying in NYC, LA, or San Francisco, you almost certainly need a jumbo loan.
2025 Conforming Loan Limits
- Standard (most counties): $766,550
- High-cost areas (CA, NY, HI): Up to $1,149,825
- Anything above these limits = jumbo loan
Jumbo Loan Requirements
- Min credit score: 700–740 (some require 720+)
- Down payment: 10–20%
- DTI: Under 43% strictly enforced
- Reserves: 6–18 months of payments in liquid assets
Jumbo rates in 2025 are competitive with or below conforming rates — jumbo borrowers have excellent credit and large down payments, reducing default risk.
Is a Jumbo ARM Worth Considering?
ARMs can offer rates 0.5–1.5% below fixed on jumbo loans. If you plan to sell or refinance within 5–7 years, a 5/1 or 7/1 ARM can save $10,000–$30,000+ before the rate adjusts.
